Are there income or credit requirements? Most landlords require you to earn a specific multiple of the monthly rent before you can rent an apartment. If you do not meet that, ask if a co-signer or guarantor is allowed and what their qualifications must be. You should also expect a credit check, so make sure your credit is in good standing

What is the exact monthly rent and is it locked in? Confirm the number in writing and ask if the rate is fixed for the entire lease term. Multi-year leases often guarantee that your rent will not increase during that period. 

What utilities and services are included? Ask about water, sewer, trash, gas, and electric services. In Florida, air conditioning costs are significant, so it is critical to know what is covered before you move in. Also ask about lawn care or pest control. 

What are the late fees and is there a grace period? Find out if there is a grace period (this is typically 5 days but ask to be certain) and ask what the late fee amount is. Be sure to ask if there are additional penalties for recurring late payments. 

What is the security deposit and are there move-in fees? Deposits usually cost around one to two months’ worth of rent. Ask if there are non-refundable administrative or cleaning fees and clarify under what conditions you might lose part of your deposit. You’ll want to look up and understand Florida security deposit laws as well, so you know what rights you have.

Daily Living Details

Is laundry in-unit or on-site? Having access to laundry facilities is a major convenience, so always ask if a community has this as a feature. That way, if there is a spill or accident late at night, you can start a load immediately. How do I request maintenance, and is emergency help available? Ask how the maintenance process works, and ask if it is handled through an app, by phone, or through an online portal. You should also ask if there is 24-hour emergency maintenance for urgent issues like burst pipes or AC failures. This is especially important in the flood-prone areas of Florida, where seasonal storms can occasionally wreak havoc. We offer this at our communities because Florida summers and storms can be unforgiving. 

What is security like on the property? Ask about gated entry, exterior lighting, security cameras, and on-site staff. We recommend visiting the community after dark to see how safe and well-lit you feel. 

How many parking spots come with my unit? Is it one spot per apartment or per person? If two people live in the unit and each have their own car, ask if a second spot is available and whether there is an extra monthly fee. Also ask where guest parking is located. 

Can I paint or hang artwork? This is a common question because we all want to personalize our homes. Some communities restrict painting and large holes, so ask about this policy upfront. If it is strict, there are plenty of renter-friendly decorating alternatives that will not cost you your deposit. 

What is the pet policy? Ask about breed and weight restrictions, pet deposits, monthly pet rent, and vaccination requirements. If you think you might adopt a pet mid-lease, find out what steps you need to take beforehand. Communication prevents surprises. 

Who has access to my keys or smart locks? Typically, only the tenants and maintenance staff have access, but confirm this. If smart locks are used, ask who has digital access and how often codes are reset. 

Is renter’s insurance required? Many communities require renter’s insurance. It covers theft, water damage, and fire damage. Even if not required, we strongly recommend it. Ask if there is a preferred provider or minimum coverage amount. 

What is the guest policy? If there is a security desk, ask if guests must sign in. Also ask about quiet hours and where guest parking is located so visitors do not accidentally use resident spaces.

What internet and cable providers service the building? Find this out before the move-in date, so you are not stuck with a provider you dislike. Ask if the building is pre-wired for fiber or high-speed connections. 

How are packages handled? With online shopping being so common, this is essential. Ask if there is a package locker, a front desk that accepts deliveries, or a designated pickup area. Find out what happens if a package arrives when you are not home. 

Is there a move-in inspection checklist? Smart tenants document every scuff and scratch before moving in. Request a formal condition report and take dated photos. This step protects your security deposit when you eventually move out. 

Are amenities like the pool and gym included? Confirm if access is included in your rent. Ask about operating hours, any reservation requirements, and whether guests are allowed to use them.
